NOTICE OF PUBLIC HEARING

In accordance with MGL Chapter 40A, Section 10, the Edgartown Planning Board will hold a public hearing in the Town Hall, Main Street, on Tuesday, February 11, 2020 at 5:30PM, at the request of Mark Harding (WampWorx) and John Lolley, on behalf of Upper Main St LLC, Owner, to build an accessory apartment for the in-house Dentist in the basement of the main structure that was constructed in 1998, including the addition of egress doors and windows; also, to add a separate 2 stall garage/apartment that will be only available to a year-round islander. ZONING BYLAW REVISIONS

The Edgartown Planning Board will hold a public hearing at 5:45PM on Tuesday, February 11, 2020, in the Edgartown Town Hall, 70 Main Street, in order to receive public comment in regard to proposed changes to the Edgartown Zoning Bylaw.

The proposed changes will: • Amend Sec. 1.3, “Definitions”, by adding a definition for “setback area”. • Amend Sec. 1.4, “Enumeration of Zoning Districts”, to clarify what are permissible and prohibited uses within setback areas. • Amend Sec. 10.3.D, “Accessory Apartments”, to simplify the review of a proposed Accessory Apartment by permitting concurrent application review by the Zoning Board of Appeals and the Historic District Commission. • Amend Sec. 10.1.G, “Nonconforming Structures and Uses”, to allow basic utility or storage structures that meet certain size and construction criteria by right on non-conforming residential lots of at least 6,500 square feet any residential district. • Amend Sec. 2.2, “R-20 Residential District”, to require a Special Permit for large (>1,200 sq. ft.) accessory structures in the R20 district. • Amend Sec. 2.3, “R-5 Residential District”, to require a Special Permit for large (>1,200 sq. ft.) accessory structures in the R5 District.

The full text of the proposed Zoning Bylaw changes are available for public inspection in the office of the Town Clerk, and on the Town’s website, www.edgartown-ma.us.
