A property in the Green Hollow section of Edgartown sold last week for $20.5 million, sending a tidy windfall of $410,000 to the Martha’s Vineyard Land Bank while still falling shy of a record for single family real estate sales on the Vineyard.

But the same property had set a record in 2006 when it sold for $25.1 million. The seller that year was the David Hedley family.

On June 30 the home situated on 4.9 acres at 24 Ocean View fronting the Edgartown harbor was sold by MV Ocean LLC to the Catalina Island Nominee Trust.

Both sides of the transaction were handled by Tom LeClair, co-owner of Conover Real Estate LandVest in Edgartown.

Mr. LeClair declined to identify the buyer or seller, and said the property was not officially on the market. “We rarely close on this type of sale at this time of year,” he said. “But this along with other recent sales point to a very robust market on the Vineyard .”

He noted that the sale marks the fourth sale of $20 million or higher in the past few years. In 2015 there were three sales north of $20 million, all in a span of about 10 months and all in Edgartown.

The record for a single family sale was set in 2016 when a secluded waterfront compound on the north shore in West Tisbury changed ownership for $28 million. The transaction was between two trusts within the Ziff family, heirs to the Ziff Davis publishing fortune, but was treated as an arm’s length sale.

That sale eclipsed the previous record set by the sale of the Hedley home.
