Kennedy Family Puts Large Tract of Aquinnah Land Up for Sale

A large tract of rare and secluded oceanfront land owned by the Kennedy family in Aquinnah has been placed on the market for sale.

Two undeveloped lots totaling 93 acres from the 377-acre Red Gate Farm were listed for sale this week. One lot is about 53.5 acres, fronting the Atlantic Ocean, with an asking price of $25 million. The second lot is 39.5 acres with more than 1,000 feet of frontage on Squibnocket Pond, deeded beach access off Moshup Trail and an asking price of $20 million.

Record Price Sought for West Tisbury Property

A rare, unspoiled property fronting an expansive and remote stretch of the south shore in West Tisbury was placed on the market Thursday with an asking price of $92 million.

The 266-acre property, one of the largest contiguous landholdings on the Vineyard, is owned by Gerald DeBlois, a longtime resident of West Tisbury. The property that has been placed on the market does not include Mr. DeBlois’s residence which sits on a separate parcel of about 50 acres and is not for sale.

Land Sale Sets Record

Some 81 acres of land that was formerly part of the storied Pohogonot Farm in Edgartown was sold to a private buyer late last week for a total sale price of $15.5 million. The sale marks the largest single residential real estate transaction in dollar value in the history of the Island, topping the $12 million sale of 80 acres on the North Shore in West Tisbury last year.

The property was purchased by three realty trusts; the principal owner behind the trusts wishes to remain private.

summer home dates back a full century was sold this week for a record
$21.8 million.

The home, still known to most Vineyard residents as the former Sharp
house, was purchased by a private buyer. This marks the second record

Tiah's Cove in Chilmark and West Tisbury that was the former

Property in Edgartown's Green Hollow Changes Hands for $25.1 Million

A harborfront estate in Edgartown sold last week for $25.17 million, setting a new record for the sale of a single-family residence on the Vineyard. This marks the second record-setting real estate sale in less than two months.

David and Michele Hedley of Morristown, N.J., sold their home Top Step in Green Hollow on Feb. 16 to the Edgartown Harbor Nominee Trust. The identity of the buyer is unknown.

Tom LeClair of LandVest in Edgartown who brokered both sides of the sale, said he was bound by a confidentiality agreement to avoid revealing the identity of the buyer.

Tower Hill Sale Sets Real Estate Record

In a record-setting sale for the Vineyard, the waterfront Waggaman property on Tower Hill in Edgartown has sold for a total of $22.5 million.

The deal, which closed last Friday, is the single largest residential real estate sale in Island history. The buyer is known only as Edgartown Harbor LLC, which lists an address of an Edgartown law office.

Adele Harman Waggaman, a longtime Edgartown summer resident, held title to the two parcels involved in the transaction, which together cover about 10 acres. The land previously had been owned by her maiden family.

West Tisbury Tract Sells for $15 Million

A 50-acre property in the Priester’s Pond area of West Tisbury has changed hands for $15 million.

The buyer is Claudia Miller, whose mainland place of residence and prior connection to the Vineyard, if any, are unknown. The land includes two houses, one that was built in the Berkshires in 1795 and brought to the Vineyard in 1987.

The property, which has frontage on both Priester’s and Crosby ponds, includes one of the oldest farms on the Vineyard. The other house on the tract, the Luce Athearn House, is even older, dating to 1714.
