The Vineyard Gazette Media Group has announced publication of the 10th annual Martha’s Vineyard Real Estate Yearbook, which provides a comprehensive look at the past year in Island property sales.

Published in partnership with LINK multiple listing service, the magazine provides details on each of the 688 properties that changed hands in 2020, by town and neighborhood. The yearbook also includes charts showing five-year sales trends, property type breakdowns, and other valuable resource information for people who are thinking about buying or selling on the Island.

In a year unlike any other, the number of transactions Island-wide increased by 36 per cent over the previous year, and the total dollar value for those transactions came in at $1.09 billion — easily breaking the previous record of $670 million set in 2017. The median single-family home selling price increased by 31 per cent to $1.15 million over the previous year; and land sales skyrocketed, with the total dollar value increasing by 119 per cent from 2019.

Real estate activity was strongest in Edgartown, where 197 single-family homes were sold with a total dollar value of almost $438 million. Oak Bluffs followed with 108 homes sold, with an aggregate value of nearly $110 million. Of the 542 residential (single and multi-family home) transactions, 56 per cent sold for over $1 million.
